Common questions
How does the price check work?
Paste a link to the listing and we read the price, postcode and details from it. Or enter them yourself: the asking price and postcode are enough to start, and adding the property type, bedrooms and floor area lets us match more closely. We compare the price with recent sold prices from HM Land Registry and with the asking prices of similar homes for sale nearby, per square foot where we can. The closest and most recent matches come first. If there are too few, we look further away or further back in time, and the report says which comparison it used.
Why show sold prices and asking prices together?
Sold prices show what buyers paid, but completion and registration can take months after the offer was agreed. Asking prices show what sellers of similar homes nearby are asking now. How much homes sell for against their asking price shifts with the market, so there is no fixed discount to apply.
Is this a house valuation?
No. It shows where the asking price sits against recent sold prices and similar homes for sale nearby, which is the information you need to decide whether the price is fair.
Does a high result mean the home is overpriced?
Not on its own. It means the price is above most comparable sold and asking prices. Its condition or location may explain a higher price. Our guides on telling whether a house is overpriced and how much to offer on a house explain more.
Why compare price per square foot?
Price per square foot is the price divided by the internal floor area. It puts homes of different sizes on the same scale, so the check can compare this home with sales of a similar size. Without a floor area we still run the check, but on whole prices against homes of any size, which is less accurate.
Where do I find a home's floor area?
The floorplan on the listing usually gives the total internal area, in square feet or square metres. Either works. If there is no floorplan, the home's Energy Performance Certificate records a floor area, and you can search the government's EPC register by address.
Where does the data come from?
Sold prices come from HM Land Registry, floor areas from EPC records and floorplans, and asking prices from Perch's own tracking of listings. Scottish sold prices are not yet supported, and Northern Ireland is not yet covered. Our area market pages cover sold prices by neighbourhood.
